Manhattan’s luxury real estate market is experiencing a surprising reversal: prewar co-ops are outperforming newer condos in appreciation, sales velocity, and transaction share.

    • Since 2019, prewar co-ops have appreciated slightly faster than post‑2000 condos.
    • Median days on market (DOM) for $2M+ co-ops fell 22.8% (92 → 71 days), compared to 16.3% for condos (123 → 103 days).
    • At the $4M+ luxury threshold, co-ops’ DOM dropped 37.4% (123 → 77 days), while condos’ DOM increased 16.7% (108 → 126 days).
  • Transaction Share
    • In 2025, co-ops gained market share for the first time since the pandemic, rising from 20.3% to 22.7% of closings in the $2M+ tier.
    • Condo sales volume declined in the same period.
  • Financial Stability
    • Co-op boards enforce strict buyer vetting (income, liquidity, reserves).
    • This creates a base of financially sound, long-term residents—“slow money” compared to condos’ more speculative ownership.

Why Buyers Are Choosing Co-Ops

  • Scarcity & Geography
    • Prewar co-ops occupy irreplaceable locations (e.g., Park Avenue classic six apartments).
    • Their layouts (high ceilings, herringbone floors, skyline views) cannot be replicated by new construction.
  • Shift in Value Perception
    • Buyers are less swayed by flashy amenities and more focused on enduring qualities like location and architecture.
    • Some newer condos are aging into resale, losing their “new development” premium.
  • Resilience in Downturns
    • During the 2008–09 recession, condo prices fell ~25%, while co-ops declined ~17%, showing relative stability.

The “Co-Op Tax”

  • Buyers still face:
    • Lengthy board approvals
    • Restricted subletting
    • Flip taxes
  • Yet, more luxury buyers now see the trade-off as worthwhile.

  • Condos still dominate in overall sales volume due to flexible ownership and ongoing new construction.
  • But co-ops are quietly regaining ground, signaling a “flight to quality” where buyers prioritize stability, scarcity, and proven value over novelty.
